OWN A HOME

Habitat for Humanity of Bucks County sells newly constructed or renovated homes to qualified families and individuals who live or work in Bucks County and meet the program qualifications. Our homebuyers purchase their homes with affordable mortgages and pay taxes on the full values of their homes.

Approved homebuyers qualify for monthly housing payments equal to 30% of their gross monthly incomes.

Housing payments include mortgage, property tax, insurance and association fees, if applicable. Prior to purchase, homebuyers invest “sweat equity” and help build their homes and attend financial workshops. Since 1990, we have built more than 101 homes in Bucks County! Habitat Bucks constructed homes meet strict ENERGY STAR® requirements (windows, doors, appliances etc.), and are built with sustainability in mind.

We are pledged to the letter and spirit of U.S. policy for the achievement of equal housing opportunity throughout the nation. HOMEBUYER PROCESS

HOMEBUYER PROCESS

Applicants are invited to learn about the home-buying process and our homeownership program when each new property is announced. Interested buyers must meet program requirements and submit to a review of income and credit. Homebuyers are selected based on affordability calculations. Applicant need for decent, affordable housing may also be considered. Once selected, homebuyers contribute sweat equity (a minimum of 200 hours assisting with home construction) and complete homebuyer-readiness courses. The application process takes approximately three months; home construction is typically completed within one year. At the end of construction, home purchase occurs with an affordable mortgage.

To purchase a home through Habitat Bucks, applicants must:

  • Currently live or work in Bucks County
  • Be willing to partner with Habitat Bucks in completing a minimum of 200 “sweat equity” hours and participate in media coverage
  • Have a stable income and satisfactory credit history (credit counseling referrals available)
  • Show an ability to afford the projected mortgage payments (depending on house location & style, mortgage payments range from $800 to $1,200 per month, including taxes, insurance & interest)
  • Demonstrate a need for an affordable home (includes overcrowding, unsafe living conditions)
  • Have a total household, gross income that fits within our income guidelines:

*Employment income, child support, disability, SNAP, social security, pension and other benefits are included in calculating gross income.

Through our “Almost Home” program, participants engage in free home-readiness training that empowers future homebuyers with crucial skills to prepare for short- and long-term costs of purchasing and owning a home. Using community resources, participants learn how to tackle debt, improve credit scores and build practical spending plans. Certified housing and financial counselors reveal the highlights and responsibilities of homeownership. Homeowners learn how to protect their investment for future generations.
